Asbestos testing and surveys

Not sure what is in your walls, floors or ceilings? We arrange samples from an accredited inspector and a lab report before anyone cuts, scrapes or lifts a thing. A positive result tells us what to remove. A negative one can save you the cost of abatement.

Sprayed ceiling texture may contain asbestos, and you cannot tell by looking at it. We test it first. If the lab finds asbestos, we seal the room, wet the texture and scrape it into bags, ready for fresh paint, new lights or a flat finish.

Floor tile and sheet vinyl

Planning new floors? Old vinyl tile, the backing under sheet vinyl and the black glue beneath both can hold asbestos, so we sample every layer first. A positive floor comes up by hand, kept wet, and EPA advises against sanding or power stripping it. Your installer starts on a cleared surface.

Pre-demolition abatement

Planning a teardown? The survey comes first. A lone house sits outside the state survey and notice rules, though the city still wants a demolition permit. A larger or commercial building brings the survey and the state notice into the permit.

Commercial remodels

Before Grand Prairie issues a permit for a commercial remodel, it wants proof of an asbestos survey. We help you line up the survey and the city packet, and we clear anything the survey finds before your contractor builds out the space.

Apartments and rentals

Own a building with more than four units? State asbestos rules apply to it, and they skip smaller buildings. We plan unit turns, laundry rooms, corridors and whole-building jobs around your residents and your calendar.

Asbestos testing and removal costs

More than 3 in every 10 Grand Prairie homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Grand Prairie, Arlington and Pantego. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Asbestos testing and surveys

  • Testing for a small remodel, a few samples$350 – $700+
  • Whole-house survey before a remodel or demolition$650 – $1,500+
  • Air test after removal (clearance)$300 – $800+
What is included

An inspector samples the surfaces your project will touch, a lab tests each sample and a written report lists what is positive. A clear result ends the question for that surface. The air test after a removal is a separate visit.

State notice fee for apartment and commercial buildings

  • Commercial or apartment building, about 5,000 sq ft of asbestos$958

Texas bills this fee to the owner after a notified job in an apartment or commercial building: $30 for every 160 sq ft of asbestos, at least $55, plus 3%. A demolition with no asbestos has the minimum fee. A single house, or a building of four or fewer units, is neither filed nor billed.

Our process

01

Test what the work will touch

Samples come first. An accredited inspector takes them from each material your project will disturb, and a lab reports what it found. In apartments and commercial buildings, nearby areas that the work could disturb belong in the survey too.

02

Plan the method and the paperwork

Results set the method and the containment. Heating and cooling serving the work area go off, and a landfill that accepts asbestos is booked before the first bag is filled. Where your building type requires it, the state gets at least 10 working days of notice.

03

Clean up and hand over

Cleanup ends with an inspection. In a public building the owner also confirms the air is under the state limit before anyone moves back in. You get copies of the lab reports, disposal records and any state notice.

What Grand Prairie asks for

Commercial work

The city asks for an asbestos survey on every commercial remodel, addition, renovation, retrofit or demolition, and it wants proof of that survey before the Building Inspections division issues the permit. The survey has to come from a licensed company registered with the state.

The packet includes a contractor information sheet, a surveyor form (Form A), a sealed letter from a licensed architect or engineer (Form B) and the state notification form. Missing pieces delay the permit.

Houses and small buildings

Houses, and apartment buildings with four units or fewer, are exempt from the packet. The city’s residential demolition permit page does not list a survey either. Testing before a remodel is still a smart move, and any crew you hire is covered by OSHA’s worker rules.

Grand Prairie homes by decade

By Census estimates, Grand Prairie has about 71,900 homes. Some 22,300 predate 1980, and the largest share of those (roughly 9,800) comes from the 1970s. About 12,200 more date from the 1980s.

The postwar decades

Thousands of Grand Prairie homes went up in each of the 1950s, 1960s and 1970s, about 9,800 of them in the 1970s alone. Ceiling texture, joint compound and old floors from those years are the things to test before a remodel.

Newer homes

A newer date settles nothing by itself, because building products from later decades can still contain asbestos. If your project disturbs a material, a few samples will tell you.

Frequently asked questions

Does Grand Prairie require an asbestos survey for my permit?

For a commercial renovation or demolition, yes. The city asks for proof of a survey before it issues the building permit. Houses and apartment buildings with four units or fewer are exempt. Grand Prairie Environmental Quality can be reached at 972-237-8055.

My house was built in 1978. Should I test before remodeling?

Anything the remodel will cut, scrape or lift is worth a sample. The year alone does not tell you what is in a given ceiling or floor, and EPA names a lab test as the only sure answer. Ceiling texture, joint compound and old flooring are the usual starting points.

Where does the asbestos waste go?

Asbestos waste goes to a landfill that is permitted to take it, and the site is arranged before work starts. Not every landfill accepts it, and a landfill can refuse a load.

What decides the price of asbestos removal?

The material, its condition and how much of it there is, plus access, containment, whether people live in the building, lab fees and disposal. A survey that lists quantities lets us quote real numbers.
