Asbestos Popcorn Ceiling Removal in Grand Prairie

Typical cost in Grand Prairie

  • One room, about 150–250 sq ft of ceiling$1,200 – $3,500+
  • Several rooms, about 600–1,000 sq ft of ceiling$3,000 – $7,500+
  • Whole house, about 1,200–2,000 sq ft of ceiling$5,500 – $13,000+

Got a sprayed, bumpy ceiling and want it gone? Test it before you scrape it. EPA lists sprayed texture among possible asbestos materials, and neither the look of it nor the year on your deed settles the question. We test the ceiling and, if it comes back positive, take it down for you.

Arlington and Pantego are covered too, one room or a whole floor.

Popcorn ceiling jobs

Homes from the 1960s and 1970s

Census estimates put roughly 5,300 Grand Prairie homes in the 1960s and 9,800 in the 1970s. In houses like that, the texture is the first thing we sample. If the lab finds asbestos, you can have it removed or leave the ceiling untouched; if not, any drywall finisher can take over.

Homes from the 1980s

The 1980s account for another 12,200 homes. Does a ceiling sprayed in 1985 carry asbestos? The year alone cannot say. One sample answers it, and a clean result spares you the cost of abatement.

Stained, painted or patched ceilings

Brown water stains, layers of paint and old patches all change how texture comes off. We check the condition of the ceiling before setting up, since EPA says damage is a reason to test.

Staying in the house

You do not have to move out. The room is sealed with plastic, its heating and cooling goes off, the texture stays wet as it comes down, and anything too big to move gets wrapped.

Rented houses

Rent out one house, or a building with up to four units, and the state rules do not reach you, although OSHA still covers a paid crew. Between tenants is the easiest moment for the ceilings. Bigger buildings are covered under apartments and rentals.

After the texture is gone

Once the texture is off, the ceiling is cleaned down to bare board for a skim coat, new texture or paint. If you want recessed lights, mention them early so the holes are cut after the ceiling is known to be clear.

Removal is not always the answer. A positive ceiling in good shape can stay put, and DSHS says most of the time a homeowner need do nothing about materials that will not be disturbed. The catch is any later work that touches it.

Frequently asked questions

Do 1980s Grand Prairie homes have asbestos ceilings?

Some may and some will not. The build year alone cannot decide it, but a lab result on a sample from your ceiling can.

Do I have to remove a popcorn ceiling that tests positive?

No. Removal makes sense when you plan to scrape, cut or drill the ceiling. If nobody will disturb it, leaving it alone is an option.
