Pre-Demolition Asbestos Abatement in Grand Prairie

Typical cost in Grand Prairie

  • Survey of a whole house before a teardown$650 – $1,500+
  • Whole house before a teardown, several materials$10,000 – $28,000+

Before the excavator arrives, asbestos has to come out, because demolition breaks every material into small pieces. We arrange the survey and the cleanup so your demolition contractor works on a cleared site.

We take on pre-demolition work in Arlington and Pantego too.

What kind of teardown is it

One house

Demolishing a single house on its own does not trigger the federal asbestos notice, and a single private residence is outside the state rules. Grand Prairie still requires a demolition permit from Building Inspections, and its residential permit page does not list an asbestos survey. We still recommend testing, since the workers and the neighbors share the dust.

Several small buildings or a larger project

A house torn down as part of a bigger project falls under the federal rule. So do two or more small residential buildings with the same owner, within 660 feet of each other, planned together. Those jobs need a survey and a state notice.

Commercial buildings

A commercial teardown needs a state notice even when there is no asbestos at all. Grand Prairie asks for the asbestos survey packet with the demolition application and says a permit takes about 5 to 10 business days to process, so start the survey early.

Buildings found structurally unsound

A building that an engineer, architect or official has found structurally unsound is exempt from the city survey rule. Tell us at the start if that is your situation, since the paperwork differs.

How we sequence the work

The survey covers the whole structure, and whatever it finds comes out before demolition starts. Some nonfriable materials in good condition may stay in place when they will not turn into regulated material, and the rules decide which.

A state notice, where one is required, goes in at least 10 working days before work begins. Waste goes to a landfill that accepts asbestos.

Frequently asked questions

Does Grand Prairie ask for an asbestos survey with a house demolition permit?

Its residential demolition permit page lists the address, owner, contractor, square footage, class of work and tax certificate, and does not mention an asbestos survey. For commercial demolition, the survey is part of the permit.

Who files the state notice?

The building owner, or a licensed contractor the owner names in writing.
